· Please note that in order for a clerk to produce the best quality, accurate and detailed report, the property must be ready for inspection, empty of any belongings not associated to the Tenancy, and in absence of any Cleaners, Tradesmen and Tenants, unless previously agreed.
· Cancellations: 50% off the price list for bookings cancelled on the same day that the inspection was confirmed to take place. In the event a clerk arrives at the property and it is not ready, as per the above, Apt Property Services will attempt to contact the client to discuss whether the clerk should continue with the inspection.
· Landlords without an account are required to make payment on invoices prior to report being released
· Sunday & Bank holidays: £30 additional charge.
· Reports are generally cloud-based
· Apt Property Services will share completed reports online with the relevant parties involved upon instruction
· Additional comments and photo's must be added directly to the online report. We cannot accept hand written updates.
“This report must be electronically signed by the Tenant(s) and returned to the issuing agent within 5 working days from receipt of this report. If the report is not returned by the Tenant(s) within this time-scale, any future discrepancies or requested amendments will not be admissible and the report will be deemed as accepted full and final by both Landlord/Managing Agent and Tenant. Tenants can make any amendments by clicking on the ‘tenants comments’ box to the right of each item and have five working days to make any comments or raise any queries. Note that additional comments must be made online and pdf documents cannot be accepted.”

EPC's
A qualified Energy Performance Assessor will attend the property to carry out the assessment. This involves taking photo's of energy usage, lights, radiators, the boiler, types of windows and the thickness of walls.
Laser measurements will be taken of the area of the premises so all findings found can be calculated and a rating established.
It is not the Assessors duty to carry ladders to reach loft spaces, and so we ask the client to try and enable access whilst the assessment is being carried out.
We also ask the client to provide proof of any information regarding underfloor heating, or loft insulation that was fitted in the property, or actual floor plans that will help determine the rating of the EPC.
Once the EPC is completed an email will be sent out to the client with an Overview of the certificate and invoice. Once payment has been made, it will be assumed the client is happy with the Overview, and the EPC will be lodged and a link emailed to the client so that they can view the certificate.
Once the EPC has been lodged, if the client wanted to add information for example proof of floor insulation that they had not given at the point of assessment, or for instance, didn't agree with the area of the plan, but hadn't shown the actual floor plan after having viewed the Overview before lodgement, then there would be a charge of
£20.00 to relodge the EPC with the relevant changes, which we cannot guarantee will
change the rating.
